What Is Property Gifting or Hiba?

Property gifting, known in Arabic as Hiba, is the transfer of property ownership from one person to another without payment, registered officially with Dubai Land Department.

Its key advantage is the reduced DLD transfer fee of 0.125% of the property value, instead of the standard 4% fee applicable to sale and purchase transactions.

Who Is Eligible for Reduced-Fee Property Gifting?

Important: Gifts between siblings, stepchildren or more distant relatives are generally treated as normal sale transactions and may not receive the reduced fee. Gifting also generally applies to completed properties with a clear Title Deed; off-plan or mortgaged property may require developer or bank approvals.
